Paris, 18 May 2026 – M7 Real Estate (“M7”), the leading pan-European investor and asset manager, has secured two long term leases at its multi-let industrial and logistics asset in Saint-Witz, marking a 35 per cent pre-letting rate before the 38,838 sq m space is set for full delivery in June this year.
These leases come during a comprehensive refurbishment programme, designed for modern logistics requirements and strong ESG performance, reinforcing ongoing occupier demand for sustainably built and well-located assets.
European logistics operator, Challenge Intercontinental Express, has leased 4,034 sq m as one of its strategic logistics sites for the storage and distribution of customers’ goods.
The neighbouring unit of 4,060 sq m, has been leased by Chinese logistics company, Fuxin Group, providing additional storage capacity to support its expanding business.
Saint-Witz benefits from a ratio of four dock doors per 1,000 sqm, providing enhanced operational efficiency and flexibility for occupiers. Additionally, its strategic location along the A1 motorway and proximity to Paris Charles de Gaulle Airport enables efficient access to major logistics routes.
With M7’s significant investment in sustainable upgrades, it aims to secure a BREEAM ‘Very Good’ certification. The asset will feature electric vehicle charging infrastructure, electrical metering for each unit and an advanced Building Management System (BMS) to enable occupiers to monitor and optimise their energy consumption.
The Saint-Witz asset forms part of the European Supply Chain Income Partnership (“ESCIP”) platform, the joint venture fund backed by AustralianSuper and Oxford Properties.
Kahina Achour-Tani, Senior Asset Manager at M7 Real Estate, commented: “The signing of these two leases ahead of completion, demonstrates the strength of our refurbishment project and the attractiveness of the Saint-Witz asset. The asset has seen strong interest from leading international logistics operators and we remain focused on leasing the remaining space.”
