M7 Real Estate Ireland (“M7”) has reached full occupancy at Cookstown Quarter in Tallaght following a substantial capital investment into the refurbishment of 145,550 sq ft of mixed-use accommodation across a 7.1-acre site.
Formerly known as the ‘Cookstown Collection’, the scheme was repositioned by M7 to align with modern occupier expectations and to enhance its sustainability credentials. This strategy has delivered high-profile lettings to Howdens, Uisce Éireann, CEF, FBT Gyms, House of Padel, Hunt Office Supplies, WH Scott and Kearys of Belgard. Units ranged in size from 8,396 sq ft to 27,697 sq ft, with rents achieved in excess of €11 per sq ft on long-term FRI leases.
M7 acquired the site in 2022 and subsequently undertook an extensive refurbishment programme, including the removal of over 100 tonnes of asbestos, installation of new 100mm Kingspan Quadcore insulated panels, overcladding and renewal of elevations, replacement of obsolete electrics, modernisation of office space, new windows and LED lighting throughout. These upgrades have resulted in significant BER improvements across the estate.
