M7 Real Estate (“M7”), the pan-European investor and asset manager, announces that it has achieved full occupancy on a four-year lease and secured a significant rental uplift at a logistics asset in Carregado, Portugal, following a targeted asset management strategy.
The property, comprising approximately 5,876 sq m, was acquired in December 2022 with only 1,250 sq m let, generating an annual rent of €39,368. As a result of M7’s active repositioning programme, the asset is now fully leased, delivering a total annual rent of €287,368.80, representing a substantial increase in income.
M7 implemented a series of upgrades to enhance the property and its appeal to potential occupiers, alongside a focused marketing and leasing campaign. The works included a comprehensive retrofit of the building’s exterior, a full repaint, and the replacement of translucent panels to improve natural light within the warehouse. The fire and safety systems were also modernised, and all lighting was converted to energy-efficient LED fixtures.
